In 2023, a new project came to life involving the redevelopment of the building located in Via Mulino S. Lucia, an important coastal road that runs along the commercial area of the port of Catania. The goal is to transform the building into a hotel with over 160 rooms, with finishes, services and typology suitable for a 4-star classification, also including the creation of an area intended for parking.
The building is located in the historic center of Catania, in front of the port area, behind Piazza del Duomo, the nerve center of the city's cultural and tourist life. The property is situated in a strategic area between the most important road, railway, port and airport communication routes. It is in fact located in one of the main streets that connect the historic center and the port with Catania airport - which is only 5 km away and is among the first Italian airports in terms of traffic and the first in Sicily and the south - and the Catania Centrale railway station - which is only 2 km away and can also be reached on foot. No less important is the fact that the complex is also located a few hundred meters from the Playa, the sandy coastal coastline that extends for 18 km in a context of enormous naturalistic and landscape value, overlooking one of the most evocative seas in Sicily. Its geographical location will make the hotel a privileged starting point for various naturalistic, cultural and food and wine excursions in the locations of eastern, central and southern Sicily.
The 4-star accommodation complex that has been designed will be built in via Mulino Santa Lucia, in the heart of the historic centre of Catania, a few hundred metres from the city’s Cathedral and via Etnea, the main urban street, from the renovation of an existing building in the heart of the city’s business activity and tourist life.
The existing building was built with a direct view along the coastal road on the city’s port and is spread over 7 floors above ground plus the usable roof level and 1 basement floor used as a large garage and technical rooms.
The entrance is characterized by the existing porticos but redesigned by enlarging the external space to increase the light of the hall by creating large windows. The project also includes a new internal division that guarantees a wider and more dynamic distribution of the spaces. New glass elevators will be installed, favoring the view and the stairwells will be located laterally.
The ground floor will house the hotel’s common area: the hall, the bar with sofas and tables to ensure maximum comfort for the customer, the breakfast room and its kitchen.
The rooms, distributed from the first to the fifth floor, will all be equipped with the most modern comforts, soundproofed and furnished with one or two double beds. The sixth floor will house the restaurant, the kitchen, the services and a Foyer with movable walls in order to make it usable in a modular way.
Other services related to catering will be located on the terrace on the top floor, which enjoys a splendid view of the port, the city of Catania and Etna.
The roof will have a second bar with various seats and an infinity pool, ideal for events and guest entertainment.
Five meeting rooms will be located on the floors, designed with movable walls to better adjust the spaces according to needs. A new parking lot is also planned, located with access from Via Cristoforo Colombo, with a total number of over 200 spaces.
The renovation works will concern the entire tourist complex, in particular the renovation of floors and coverings, internal partitions and all the parts relating to the systems (electrical, plumbing, photovoltaic, air conditioning, fire prevention, video surveillance, home automation etc.).
One of the main objectives of the investment is to activate a complex phase of tourism development, which tends to enhance the cultural, environmental and human resources present in the territory, also paying attention to employment levels. The project idea aims to promote and direct opportunities for sustainable development from an economic and social perspective with particular attention to the values of the historical heritage and the redevelopment of urban areas as well as to encourage the creation of an integrated system of tourism-receptive production activities within the area of the Municipality of Catania, also in consideration of the new master plan of the port authority of eastern Sicily recently presented. Sustainability is today a crucial element for companies and including ESG factors (environmental, social and governance issues) in the business strategy represents an opportunity to create added value. The initiative to create a hospitality facility also arises from the need to respond to the needs of new potential market niches and enhance hospitality services by focusing on the location of the area and the tourist vocation of the city of Catania.
